In “Down a Tree”, Gabe (Bradley Steven Perry) discovers that PJ (Jason Dolley) has been living in the tree house in the backyard, and they try to keep it a secret from Amy (Leigh-Allyn Baker).

Meanwhile, Ivy (Goodwin) is leaving for college and Teddy (Mendler) and Amy are sad.
